SUNKEN CONCRETE

SUNKEN CONCRETE

Sunken concrete refers to surfaces that have settled, sunk, or become uneven over time. This issue commonly affects driveways, sidewalks, patios, foundations, and floors. Sunken concrete poses safety risks, causes structural problems, and diminishes a property’s appearance of a property.

Concrete subsidence is often due to factors such as soil erosion, water damage or poor installation. Effective solutions, such as mud injection, polyurethane foam injection, concrete replacement and resurfacing, can return surfaces to a safe and level condition. Regular maintenance and fixing drainage problems can also prevent further subsidence and ensure lasting stability.

Common causes include

  1. Insufficient soil compaction prior to pouring concrete.
  1. Soil erosion from groundwater, seepage or poor channeling.
  1. Changes in moisture levels that cause expansion or contraction of the soil.
  1. Structural problems in foundations or garages.
  1. Freezing and thawing in cold climates, which move the soil under the slab.

Why is this important?

  1. Trip or fall hazards.
  1. Drainage problems, water accumulation.
  1. Structural damage if near the foundation.
  1. Reduction in property value.
